2022 STANDARD RENTAL LEASE

RENTAL CONTRACT & CONDITIONS
NOTE: ANY RESERVATION MADE UNDER 14 DAYS PRIOR TO ARRIVAL MUST BE PAID IN FULL AT THE TIME RESERVATION IS MADE.
COPY OF VALID DRIVER'S LICENSE IS MANDATORY AND TO BE SENT TO [email protected] IMMEDIATELY FOLLOWING RESERVATION.
CANCELLATION POLICY: 0 Cancelation Policy, 100% Forfeit of Rental Amount, also Early Departure No Refund.
COVID CANCELLATIONS: Renter MUST provide a POSITIVE COVID TEST result from a doctor's office in order to cancel the person booking the reservation. AT HOME AND RAPID TEST DO NOT COUNT. MUST BE A MEDICAL TEST RESULT FROM A LAB.
PAYMENT OF MONEY IS EVIDENCE OF YOUR ACCEPTANCE OF THE TERMS AND CONDITIONS OF THIS LEASE
IN CONSIDERATION OF THE RENT RECEIVED AND THE MUTUAL COVENANTS HEREIN, the Owner of the subject property, through Pocono Properties Rentals & Sales does hereby lease and rent to Tenant the certain Property described above and under the following terms and conditions in addition to the confirmation provisions set forth herein.
AGE POLICY: The undersigned represents themselves to be an adult of 25 yrs. or older. Our policy is not to lease to persons under the age of 24 yrs. old. Violation of this will be grounds for immediate eviction with no exception or refund. One adult CANNOT rent a home for renters under the age of 25, such as PROM HOMES.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of any advance payment, deposits and/or rental money and the party will not be permitted to check in.
COMMUNITY BY LAWS: Most Rental Properties are governed by Community By-Laws/Rules Regulations. Please refer to each community website for their Rules & Regulations.
*FIREWORKS, OF ANY KIND, OR WEAPONS ARE NOT PERMITTED ON THE PREMISES AT ANY TIME. RENTER WILL BE ASSESSED, A FINE OF A $1000/PER INCIDENT PLUS ANY FINES GIVEN BY LOCAL POLICE AND MUNICIPALITY AND RENTERS WILL BE RESPONSIBLE TO PAY ANY FINES.
CHECK IN: 4 PM Tenant may take possession of said property on the Check In date and time as indicated above. Tenant is responsible to notify Pocono Properties Rentals & Sales immediately upon check in of any damages with a photo to [email protected] Any unreported damages will not be warranted and may be the responsibility of the tenant.
CHECK OUT: 11 AM Please vacate the property by 11:00AM in order to insure the property is prepared in time for the next Tenant. The following things are to be completed prior to your departure attached to this lease: (1) Dispose of garbage in accordance with your check in instructions. (2) Follow all checkout instructions in accordance with your check in paperwork (3) If any, pay community fines incurred during time of stay.

SLEEPING CAPACITY: Tenant is responsible not to exceed the maximum number of sleeping arrangements as posted in house description on www.rentalsinpoconos.com website. If there are more people in the home than allowed per Occupancy, it will be immediate grounds for eviction for breaking home rules or you must pay $75.00 per person. Homes do have exterior cameras, so we will know your occupancy.
MAXIMUM OCCUPANCY: Please contact your Rental Agent if you have any questions regarding Maximum Occupancy allowed in the home you are leasing. The renter is responsible for guests at all times. Renter is to ensure the Maximum Occupancy is not exceeded. PLEASE DO NOT OVER OCCUPY THE PROPERTY PAST THE MAXIMUM OCCUPANCY as posted in house description on www.rentalsinpoconos.com website.
PARKING: Parking at each property is limited to 2 parking spots. Unless noted below or it is a single home that allows more, please check with your Rental Agent for the allotted number of vehicles allowed at one time at this Rental. Use OVERFLOW PARKING AREAS IN THE COMMUNITY when necessary and available. DO NOT PARK IN OTHERS UNITS SPOTS OR YOU MAY BE TOWED AT YOUR EXPENSE. Tenants will be responsible for any parking fines incurred and payable at the time of departure. DO NOT PARK ON ROADS OR PROPERTY GRASS AS THERE ARE FINES FROM COMMUNITIES AND RENTERS WILL BE RESPONSIBLE TO PAY ANY FINES.
On behalf of the Laurelwoods I Community Trust and the Laurelwoods I Advisory Board of Directors regarding the above. Please remind your tenant/occupants that there are two (2) designated parking spaces for each unit. Excess vehicles are to go to the overflow parking lot at the Laurelwoods I dumpster site. Also, remember that tenants/occupants need to have a unit (pink) parking pass if they are parked in front of the unit and a guest (green) parking pass if they are parked in the overflow parking lot. Those failing to do so will be subject to fines for multiple occurrences.

Any vehicle left on this property will be towed at the guests’ expense to Jimmy’s Auto Service for $60/day plus the cost of the tow.
COMMUNITY REGISTRATION: All tenants are responsible to pay any additional community fees for registration in addition to rentals paid for following communities: Arrowhead Lake, Locust Lake Village, Greenwood Acres, Towamensing Trails, Emerald Lakes.
INCLEMENT WEATHER: Refunds will not be offered due to inclement weather including but not limited to, road conditions and circumstances beyond our control. We do offer a travel protection policy at 6.95% of the rental portion. Please make sure you ask your agent if interested within 24 hours of your reservation booking, it can be added.
DAILY HOUSEKEEPING: There is NO DAILY HOUSEKEEPING SERVICES. Please contact your Rental Agent if this is a service that you would be interested in. The Rental Agent will be happy to quote you this service for the length of your stay. Please leave the home the way you found it, return all furniture to the areas and make sure all garbage is taken to the garbage areas or left in the can outside where permitted at home. There will be a $50.00 per bag charge left behind that renters will be responsible to pay.

DAMAGE INSURANCE POLICY: Renter is expected to leave the property in the same condition as entered into, this would include all appliances, furniture, etc. The property will be inspected immediately after your departure. Any intentional damages tenants will be responsible to pay.
INTENTIONAL DAMAGES: Damage beyond normal wear and tear, including excessive cleaning, intentional damage caused by tenants, any garbage bags left in home $50.00 per standard kitchen bag. Citations from the community will be the responsibility of the tenant and will be charged to your credit card with this serving as notice by Pocono Properties Rentals & Sales or a paypal link with photos will be emailed to collect. Dishwashers and all sinks must be cleaned and emptied prior to departure. ALL GARBAGE BAGS MUST BE TAKEN TO COMMUNITY DROP OFF AREAS.
BEACH CLUBS & BEACH PASSES
HOMEOWNERS ARE NOT ALWAYS MEMBERS OF THE LAKE MOUNTAIN CLUB IN BLUE HERON, MIDLAKE VILLAGE, LAURELWOODS OR BOULDER LAKE VILLAGE. IF AND ONLY IF THEY BELONG, RENTERS MAY ACCESS FOR AN ADDITIONAL FEE, PAID DIRECTLY AT THE CLUB. IF YOU RENT MIDLAKE VILLAGE, THEY HAVE THEIR OWN PRIVATE POOL AREA INCLUDED IN YOUR STAY. THE LAKE CLUB HAS NOTHING TO DO WITH THE ASSOCIATION AND IT IS RUN BY A COMPLETELY DIFFERENT COMPANY. IT IS NOT INCLUDED IN YOUR STAY.
UTILITIES: If you are renting one month or longer, you will be responsible for the Electric, Cable and Internet via Utility Security Deposit added to your reservation after it is made we will call to collect a utility deposit of $500 per month. Balance will be credited to renter once bills are received. If charges exceed the deposit, the tenant will be responsible for any additional fees. If you did not pay the deposit on the utilities by accident, you will receive a bill at the end of the stay which you will be responsible for.
ACCESS TO THE PROPERTY: During the Length of this lease agreement, the Rental Agent (s) shall have the right to enter into and onto the property to inspect and/or make any repairs needed to the property for its fixtures, appliances, furnishings, facilities, etc.
SYSTEM FAILURE OR MALFUNCTIONS: If there is a MAJOR system failure or malfunction such as, heat, water, septic, a major appliance, hot water or hot tub, etc. Pocono Properties Rentals & Sales must be notified immediately. Pocono Properties Rentals & Sales will make every reasonable effort to resolve these issues. This would not result in a rate reduction or refund. The Rental Agent will make every reasonable effort to make the repairs immediately after the Tenant has informed the Rental Agent of the malfunction.
PETS: Tenant shall not keep any animal or pet in or around the rental premises without Pocono Properties Rentals & Sales prior written approval and a PET ADDENDUM attached to and made part of this lease. Registered Service Animals are accepted. Pets found on the property without a PET ADDENDUM or are not a Registered Service Animal, will be immediately asked to remove the pet(s) or vacate the premises immediately with termination of this lease and without refund. There is a non-refundable pet charge of $75.00. Some homes are 100% allergy friendly.
SMOKING: ALL RENTALS are NON-SMOKING. If the non- smoking house policies are violated, an additional $750.00 cleaning charge will be assessed for the smoke cleanout. THIS INCLUDES SMOKING OF MEDICAL MARIJUANA. ALL SMOKING MUST BE OUTSIDE.
FINES AND DISTURBANCES: If the Tenant, its family members or guests create any disturbance to the peace that is reported to the Rental Agent, Community Security, Local or State Police, which result in a fine, any and all fines will be the Tenants responsibility and paid for immediately upon Check Out Date or when mailed. If Tenant continues to create a disturbance, then the Rental Agent, at its sole discretion, will have the right to ask the Tenant to vacate the property immediately without refund. House parties are specifically prohibited.
WAIVER OF LIABILITY FOR POOLS/HOT TUBS AND WATERCRAFT: The Tenant and its Guests will assume all responsibility for the risk of using the Private or Community Pools and/or Hot Tubs or Watercraft. Tenant and guests agree to waive any claim whatsoever against the Owner of the rental home or Pocono Properties Rentals & Sales and its Agents for accidents or claims arising from the use of Private or Community Pools and/or Hot Tubs or Watercraft. Tenant further agrees to follow all Pennsylvania Boating regulations when using such watercrafts. Including, but not limited to, proper life jackets.
LOST OR STOLEN ITEMS: Pocono Properties Rentals & Sales and its Agents are not responsible for lost, stolen or misplaced personal items. If something is needed to be mailed back there will be a $25.00 trip charge fee plus the cost of the mailing prior to sending back. A PayPal Payment must be paid prior to packages going out.
SUBLETTING: No Subletting will be permitted, Tenants will be in violation of this Lease and the Subletting Tenant will be asked to vacate the premises immediately.
DISCRIMINATION: Pocono Properties Rentals & Sales will not discriminate against, race, color, religion, sex, national origin, handicap or family status.
EXCEPTIONS: Any exceptions to the above mentioned policies must be submitted in writing, approved by your Rental Agent and made part of this Lease Agreement. Violation of any conditions, herein, is grounds for immediate eviction.
IMPORTANT DEPARTURE DAY TIPS
1) Turn all heat OFF in Summer/Spring. Turn all heat down to 55 Degrees in the Fall/Winter. Turn air conditioning off prior to leaving.
2) Be sure grills are clean, covered and gas is turned off when exiting. Charcoal grill, empty ashes and take to the garbage center or drop-off locations.
3) If utilizing Towels, be sure towels are placed in the laundry area or in the shower basins. 4) Refrigerator(s) should be empty and clean at departure. EMPTY, The way you found it.
5) All personal belongings and ALL trash should be removed at departure and placed in DUMPSTERS or CANS. DO NOT LEAVE GARBAGE IN HOME OR ON DECKS. YOU WILL BE CHARGED $50.00 PER BAG IF LEFT BEHIND.
6) Please clean all cigarette butts, please DO NOT THROW OUTSIDE ON THE GROUND, THERE WILL BE A CHARGE FOR PICKING UP of .50 cents per butt removed.
7) Be sure all dishes are washed and placed back in the correct cabinets. DO NOT LEAVE ANY DISHES UNWASHED OR IN THE SINK and please empty the dishwasher prior to departure.
8) Plan to be packed and ready for check out at your specified check out time at 11 AM. 9) PLEASE SHUT AND LOCK ALL WINDOWS AND DOORS.
10) If you moved any furnishings, return to the original location. PLEASE DO NOT DECORATE FOR US. 11) Hot tub- turn it down to 90 Degrees and make sure the lid is securely latched and locked.
12) Fireplaces/Fire pits (indoor and/or outdoor): clean all ashes and logs out and dispose of them in the woods. Please make sure there are no HOT ASHES PRIOR TO DISPOSING IN WOODS THAT CAN START A FIRE.
13) Put the key in the lock box. DO NOT LEAVE ON COUNTER AND LOCK DOOR. If a locksmith has to come it will be a charge of $150.00 guest is responsible to pay.
14) Have a safe trip home, THANKS FOR STAYING!!
